Armed vs Unarmed: Which Does Your Property Need?

The armed versus unarmed question comes up on almost every property manager call we take. It deserves a real answer, not a fear pitch. Here is the framework we walk clients through.

What armed officers actually change

A licensed armed officer is trained to a higher standard, carries a firearm, and is prepared to intervene in situations that unarmed personnel are not. That is the practical difference. It is not a status upgrade, and it does not automatically make a site safer.

For most Twin Cities properties, unarmed uniformed presence is the right call. Visible deterrence handles the vast majority of what a site faces: trespassing, theft of opportunity, disturbance calls, access control.

When armed coverage is the right call

There are specific scenarios where armed officers are the honest recommendation. Cash handling and asset transport. Executive protection. Sites with a documented history of violent incidents. High-value inventory in areas with elevated crime patterns. Critical infrastructure. If your property fits one of those profiles, armed coverage is not overkill.

The questions that actually decide it

Ask yourself: what has actually happened on this site or one nearby? Is my primary concern deterrence or intervention? What does my insurance carrier require? How do my tenants, guests, or congregants feel about visible firearms?

The answers usually make the decision for you. A boutique hotel lobby wants Tier 1 hospitality-focused officers. A cannabis dispensary in North Minneapolis wants Tier 3 armed coverage. Neither is wrong. They are different rooms.

What we recommend when clients are on the fence

Start with uniformed patrol coverage, run it for 60 days, and let the incident reports tell you what you actually need. If the pattern of calls suggests intervention risk, we upgrade. If not, you save budget and keep the tone your property wants.
